Broker
Bernice entered the property industry in 2018 as an intern at Property Development Leasing (Pty) Ltd, gaining hands-on experience in managing retail centres and residential complexes. She went on to complete her NQF4 in 2022 and NQF5 in 2023, while also exploring residential sales and admin management. In 2024, she re-joined PDL&Associates, where she now helps lead the revitalisation of two key retail centres and manages a growing commercial portfolio across Mpumalanga. Recently appointed as a Director of the company, Bernice brings both expertise and dedication to every project. Her prior experience as a Maxi’s franchise owner at White River Square gives her valuable insight into tenant needs and retail dynamics—adding a practical edge to her property knowledge. Broker Assistant
Wendy is a friendly, reliable, and highly organized Broker Assistant who brings a strong background in compliance, and client service. She’s the first voice clients hear when they call our office and is always ready to assist with a calm and professional manner. Wendy plays a key role in keeping the day-to-day brokerage operations running smoothly, while also ensuring everything is in line with FIC (Financial Intelligence Centre) compliance requirements. With a keen eye for detail and a proactive attitude, she’s a trusted support to both brokers and clients—especially when things get busy and deadlines are tight.

We assist in defining specific leasing conditions and ensuring those conditions are met before advancing the broader leasing strategy. ✓ Strategic and Secondary Tenants / Restaurants Once anchor criteria are established, we directly approach strategic and secondary tenants, present tailored proposals that highlight the centre’s value proposition and engage additional potential anchors and secure letter of Intent (LOIs), where applicable ✓ Line Shops With key tenants secured, we launch the leasing campaign for line shops, targeting: ✓ Smaller national retailers to enhance brand presence ✓ Quality local traders to add community relevance and diversity This dual approach creates a balanced, vibrant tenant mix that supports long-term sustainability.
PDL&Associates supports the leasing process with the preparation of all key documentation, including: ✓ Tenant Criteria ✓ Lease Agreements ✓ Offer to Lease documents We recommend that tenant coordination be handled by an independent specialist reporting directly to the project manager or architect, to ensure impartial oversight of fit-outs and timelines. Regular coordination meetings are held with the leasing team to: ✓ Monitor programme milestones ✓ Resolve emerging issues promptly ✓ Ensure a successful, on-time opening of the development
